BUST AREA MAP (NEW ZONING MAP)
After repeated promises by the Planning Dept to maintain the 30Ft Height Limit in Bay Park, planners are once again proposing the limit be busted in the blue areas of the map (below) for near-term development, and within the yellow areas for long-term development.
The yellow shadow areas have been designated "TPAs (Transit Priority Areas"). TOD (Transit Oriented Development) is the type of development slated by the General Plan, per concepts of "Smart Growth" and "City of Villages" for all TPAs.

CLAIREMONT PLAN AREA MAP
The City of San Diego is divided into 52 Plan Areas for purposes of community development. For purposes of community input, each Plan Area is represented by a Community Planning Group.
LINDA VISTA PLAN AREA MAP
RED AREAS: (NEW ZONING) within the Morena Specific Plan (MSP) area boundary
Beginning in mid-year 2013, SANDAG commissioned the Morena Blvd Station Area Planning Study to identify the first locations (red areas) where the City Planners will bust the 30FT Height Limit and allow intensified density near the new Trolley Stations.
Until October of 2018, City Planners had promised to maintain the 30Ft Height Limit in the red areas.
SMART GROWTH MAP
SANDAG and the County of San Diego have planned all new housing per their Smart Growth Concept Map. Housing will not be equally distributed across the County, but instead, will be concentrated near Transit Hubs per the "City of Villages" concept.
TPA MAP (Transit Priority Areas) in Clairemont and Linda Vista Plan Areas
Transit Priority Areas are where SANDAG, the County and City planners have identified for TOD (Transit Oriented Development).
The concept of "Smart Growth" assumes that we must build UP and not Out (future growth should be ceased in suburban areas of the County, and concentrated around Transit Hubs within TPAs.
